What you get

  • Baffles

We check the condition of the inlet and outlet baffles.

  • Solids level

We measure how much solid waste has built up in the tank.

  • Distribution box

We check the box that sends water out to the field lines.

  • Drain field

We look over the field where the water soaks into the ground.

  • Flow test

We run a flow test to see how the system takes water.

  • Alarm system

If your system has an alarm system, we check it as well.

  • Pump station

If your system has a pump station, we check that too.

How an inspection works

  1. Book it

Tell us your system type, so we know which inspection fits.

  2. We open up

We open the access ports and measure the scum and sludge.

  3. We test it

We check baffles, lines, box and field, and run a flow test.

  4. You hear the findings

We tell you what we found and what we would do next.

Numbers worth knowing

  • 1 to 2 yrsSC DES says to have your septic system inspected every one to two years.
  • YearlySystems with a pump or other moving parts need at least one inspection a year, says SC DES.
  • 9 checksEvery part of your system gets a look, from the baffles to the pump station.

Good to know

  • Not a pump-out

An inspection measures how full the tank is and tells you if pumping is due.

  • Flow test, not load test

A flow test shows how the system handles water today, and testing the drain field's capacity is a separate, longer test.

  • A snapshot, not a warranty

It shows your system on the day we checked it. It is not a warranty.

Inspection questions, answered

How often should I have my septic system inspected?

SC DES says every 1 to 2 years, and at least once a year if the system has a pump or other moving parts. Clemson Extension gives the same schedule. A home you are buying is a good time to find out where the system stands.

What does the inspection check?

We check the inlet and outlet baffles, the solids, scum and sludge levels, the drain lines, the distribution box and the drain field. We also run a flow test, and check the alarm and pump station if your system has them.

Do you pump the tank during an inspection?

The inspection measures the solids, scum and sludge so we can tell you whether pumping is due. Pumping is its own job, and we quote it in writing before we start.

Can I use the report when I buy or sell a home?

Buyers, lenders and agents often ask for a written septic report before closing, so ask yours what they need.

What happens if you find a problem?

We explain what we found and what we would do next. Any repair is quoted in writing before work starts, and the inspection price is separate from repair work.
